We provide a tailored service to clients to help them find their ideal property. We ensure that the buying process goes as smoothly as possible from start to finish from a researched backed offer and purchase transaction perspective through to ensuring that the ‘move-in’ period is stress-free.

How it works?
With this call, we will talk about what you are trying to achieve. We won't, hard sell you, and there is no obligation to use us.
This discussion is the chance for you to understand how we will add value to your search and how we can save you time and money.
We work with a limited number of clients to be able to provide an excellent and tailored service, and we don't engage in business with clients seeking the same properties as this will create a conflict.
Once you choose to retain us as your buying agent, we begin the next stage.

We get in too as much detail as possible at this stage; beyond the house itself, we also look at your lifestyle, educational, cultural, social and work needs. All of this allows us to start your search with as much information as possible and eliminate unsuitable properties faster.
The Property Search:
We love finding the very best properties in the market, as well as those off-market properties that sellers and developers want to keep out of the public eye.
We search far and wide and make use of our long built relationships to ensure that we find the very best opportunities out there. Whether that's online, offline, pocket listings, or early releases from our network of developer contacts, we will search all over.
We will analyse, review and evaluate properties. We will also physically go and preview the properties before creating a shortlist for you to view.
We only shortlist the most suitable properties for you, ones that meet all the primary criteria, and where the properties are priced appropriately or where we have the opportunity to negotiate an appropriate price.
We will accompany you on viewings to ensure everything goes smoothly and to hear your thoughts and see your reactions firsthand. This information further informs us of what you truly want.
For those clients not available for viewings we will do the viewings on your behalf at multiple timings and take additional photos and video clips (we can even skype or facetime tour the property with you) of the properties for you to honestly get a feel for the property and what is it offers.
This stage is where we add significant value and significant potential savings. We will visit and re-assess the property, the street, the neighbourhood and the wider area. We endevour to make sure that there is nothing missed, research what has been and what is to come, you don't want to move in and find out a week later that your neighbour's house is turning into a nightclub.
We look at competitive properties, values, track records, history, planning applications, schools and much more.
We will compile a detailed report on the property before we move on to the negotiations.
Having found the ideal property, completed the due diligence, now is the time to negotiate on your behalf. Before we negotiate on the price, we will assess with you where we believe the value of the property is and back that up with research so that we have all the information and support in our corner. We understand value and negotiations. We will also use our relationships with the agents to gain further insight and ensure negotiations run smoothly.
Our interest lies with you our client, and we are obligated to you, to help you get the best terms, or tell you when we think it is time to walk away from a deal.
We will also recommend reliable Financial Advisors, Mortgage Brokers, Surveyors and Property Solicitors.
A deal has been agreed, now the litany of ever-increasing paperwork begins. We provide detailed administrative assistance throughout the purchase process to progress the sale seamlessly and to deal with any issues that may arise.
An excellent buying experience is finalised through making this process as effortless and convenient as possible. We take the stress out of what has become an ever more stressful part of buying a home.
We will attend the inspection of the property before completion to confirm everything is as it should be before the final monies are released.
Handing over the keys:
The moment we all await with great anticipation. We will be there to hand over the keys as you take ownership of your new property.

On exchange of contracts: 2% + Vat based on the purchase price. (2.4% inclusive of VAT)
Minimum Fee: £10,000+Vat (£12,000 inclusive of VAT)
Our contract with you is for nine months. Our fees are clear and transparent, and we serve you to the best of our abilities.
