We are at an exciting time in the London market. Some areas are growing in double digits, and some have fallen double figures in the last year.
So why buy now?
Some sellers are very keen to get out of their current positions, that may be due to overextending, the start of new projects or a myriad of other reasons, either way, some sellers are very keen to sell. Furthermore, there are those who are unsure about where the market is heading, predictions for growth in the near term are very slim, this has put many speculators on the back foot, and some have decided to take a step back to wait and see what happens. This means a significant proportion of buying competition is out of the marketplace.
There we have two very crucial elements, a large number of keen sellers, and a large number of less interested buyers. This opens the door for long-term investors who are less interested in short-term gains and more interested in long-term returns, both in capital growth and cash flow from the properties.
Now is an ideal time for these types of buyers to make a move, to come in with offers on properties that work for them. Yes, many responses will be no, however, some will be a yes, and it's those deals that will help to secure the success of their portfolios in the future.
Make the deals work from the outset. Attempting to fix a deal after it's been agreed is significantly more difficult and has a much lower chance of success.
